How long does it take to find an office space?
Crest Interiors recommends starting early. Depending on the size of the property, clients should expect to looking at a minimum of nine months out of their lease expiry. The sooner you begin this process, the more time and options that will be available to you. It will also give you valuable time to negotiate leases, make-good requirements, options and potential incentives. The property search should approximately take 2-6 months, depending on the size of the property you’re after.
During the property search stage early engagement with a design firm is advisable to develop test fit plans to confirm the feasibility of the property.
Once you’ve selected your property, it will take 1-2 weeks to provide concept plans and initial budgets. This includes site inspection, and the preliminary scope.
Detailed Design for your new workspace
Moving forward, the detailed design stage involves the development of concept design options, selection of furniture & finishes, progressive budgeting and a full set of construction drawings and schedules. This would typically take 3-5 weeks depending on the complexity of the project.
During the detailed design stage, the certification process is started to ensure approvals are received prior to construction commencing.
The time required for construction
Prior to work starting on site time is spent procuring materials and engaging contractors. Furniture, workstations, and joinery have a typical lead time of 4-5 weeks. During this time construction works can commence on site.
At this point, the heavy lifting begins. Depending on the size, staging and complexity of the project, construction can take between 4-8 weeks.
Construction is finally finished! This means that it’s time to make the big move across to your new space. Depending on how much needs to be relocated, including files and equipment, this could be done over a weekend or in the space of a few days.
The finishing touches
It is often a requirement upon the expiration of commercial leases that you return the existing premises to its existing state. This is referred to as ‘defit’ or ‘make good’. If this is required it will take approximately 1-2 weeks after you have vacated the property.
